1. About these terms
These terms apply to everyone who uses SAVANNAH & STONE, whether browsing, buying, leasing, listing, or acting as a broker or developer. By using the site you agree to them. If you do not agree, please do not use the site.
2. What we do — and do not do
SAVANNAH & STONE is a marketplace that connects people looking for property with owners, brokers and developers. Unless we agree otherwise in writing, we are not a party to any sale, lease or investment, we do not hold deposits or client money, and we do not act as anyone's agent, lawyer, valuer or financial adviser.
3. Eligibility and accounts
You must be at least 18 and able to enter binding agreements. Give accurate details, keep your sign-in private, and tell us promptly if your account is misused. You are responsible for activity under your account. Choosing a role (buyer, seller, broker, developer) does not mean we have verified you.
4. Listings and your responsibilities
If you list a property you confirm that you own it or are authorised to market it; that the description, price, photos and details are accurate and not misleading; that you hold rights to every photo and text you upload; and that you comply with the property, advertising, licensing, anti-money-laundering and tax laws where the property is located. You must update or withdraw a listing once it is sold, leased or no longer available.
5. Review and moderation
We review listings before publication and may approve, reject, pause, edit for presentation, or remove any listing or profile at our discretion, including after publication. Approval is a presentation check only — we do not verify ownership, title, planning, condition, legal status, yields or price.
6. Brokers and developers
Professionals must hold any licence or registration required in their jurisdiction and represent clients honestly. An approved professional profile is not an endorsement or a guarantee of their licence status.
7. Enquiries, viewings and contact
When you send an enquiry or viewing request, your message and account email are shared with the property's owner or representative so they can reply. Use contact details only for the property concerned — no spam, unsolicited marketing or harvesting of contacts. Viewing requests are requests, not confirmed appointments.
8. Prices and currencies
The price in the seller's own currency is the only official price. Converted amounts use publicly available daily rates, are approximate and for guidance only, and must not be relied on for any transaction.
9. Savy (AI assistant)
Savy uses information on this site and an AI service to help you search, compare and draft. Its answers can be incomplete or wrong and are not financial, legal, tax or investment advice. Drafts it writes for listings must be checked by you before submission — you remain responsible for what you publish. Use of Savy is subject to a daily limit.
10. Fees, packages and commissions
Browsing and basic listing are currently free. Paid packages, featured placement or brokerage services may be introduced later; prices, what is included, billing period, renewal and refund terms will be shown clearly before you pay, and you will not be charged without agreeing. Any commission for brokerage services will be agreed in a separate written agreement.
11. Prohibited use
You must not post false, duplicate, discriminatory or fraudulent listings; request payments or deposits outside a lawful, verifiable process; impersonate others; upload unlawful or infringing content; scrape, copy or resell site data; attempt to access other people's accounts or private records; or interfere with the site's security or operation.
12. Fraud warning
Never send money for a property you have not verified independently. We will never ask you to pay a deposit to a personal account. Report suspicious listings or messages to hello@savannahandstone.com.
13. Content and intellectual property
You keep ownership of content you upload, but give us a non-exclusive, worldwide, royalty-free licence to host, display, format and promote it on the marketplace and our channels while it is listed. The SAVANNAH & STONE name, logo, design and site content belong to us and may not be used without permission.
14. Suspension and closing your account
We may suspend or close accounts and remove content that breaks these terms, misleads others, or creates legal risk. You may close your account at any time by contacting us; some records may be kept where the law requires (see the Privacy Policy).
15. Disclaimers
The site is provided "as is" and "as available". We do not guarantee that listings are accurate, available or suitable, that any transaction will complete, or that the site will be uninterrupted or error-free. Always obtain independent legal, survey, valuation and financial advice before committing.
16. Limitation of liability
To the extent the law allows, we are not liable for losses arising from listings, dealings between users, reliance on converted prices or Savy answers, or indirect or consequential loss. Nothing in these terms limits liability that cannot legally be limited, including consumer rights that apply where you live.
17. Indemnity
You agree to compensate us for claims and costs arising from content you post, your breach of these terms, or your breach of law or third-party rights.
18. Third-party services
We rely on third parties for hosting, sign-in, email delivery, currency rates and AI processing. Links to other sites are provided for convenience; we are not responsible for their content.
19. Complaints and disputes
Please contact hello@savannahandstone.com first and we will try to resolve the issue informally. Disputes between users about a property are between those users. These terms are governed by the laws of Australia, and disputes that cannot be resolved informally will be handled by the courts of Australia.
20. Changes
We may update these terms. Significant changes will be shown on the site or emailed before they take effect. Continuing to use the site after that means you accept the updated terms.
